Steps for Renting

 

Thanks for your interest in one of our properties. Below are the steps to leasing one of our properties:

 

1) Arrange a showing at https://app.acuityscheduling.com/schedule.php?owner=13259839 

2) Go to our website and fill out rental application online (“apply now” tab).

The cost is $45. If you are a student (or have poor credit), a parent will need to co-sign for you.  You will list them on your application. If you do not list a co-signer and you do not qualify on your own, your co-signer will need to fill out a separate application and pay another application fee. They cannot be added to your application after it is submitted

Please make sure that you use the correct emails as these cannot be changed after screening is ordered. 

3) Start Background. Once the application is submitted, we will start the screening process which includes checks for credit, criminal history and evictions. You will then receive an email from the Buildium/credit background company, that you will need to respond to in order to start the background check process. Please alert your co-signers to look for this email as well. Time is of the essence as the first group with a completed application will have first option on the lease. We do not hold units until a lease has been issued. It is common for people without established credit to have to verify their identity. Please provide Transunion with documents quickly as this can delay the approval. 

 4) Prepare Lease. Once we receive positive and passing background reports from you and your roommates, and good references from previous landlords, we will then prepare a lease. *  We will reach out to you for the desired start date and will try to accommodate you best we can. We need to allow time for cleaning and repairs and do our best to get that all done before new tenants move in. Sometimes the amount of work required is more than expected and we may have to adjust lease start date.  

5) Sign Lease  We will email the lease to you, your roommates, and co-signers via our software company Buildium to sign online with DropBox.  You will access the lease via your portal account.  (Check your spam if you do not receive the link.) Everyone will have 3 days to sign the lease and 1 day to pay the security deposit.  After 3 days if the lease is not signed the lease will be voided and the unit relisted. Once the lease is voided, if you wish for it to be reissued, the fee is $100 to redo the lease. 

Please note that it is easy for one person to hold up the process. We are not always able to update you on the process so please follow up with everyone to make sure that they are on top of it. [If you have NOT received a lease, then the applications are not complete. If you have NOT received a copy of the signed lease, then the deposit has not been paid and /or  everyone has not signed lease]. 

6) Pay Deposit. After all signatures are on the lease, we will set up a rental portal that all Tenants will receive login instructions for. Co-signers do not receive logins but Tenants are welcome to share their login with their co-signer. It is via this portal that each tenant can deposit their portion of the security deposit via EFT (electronic funds transfer). This must be paid within 4 days of the lease being sent out. 

We accept separate payments from Tenants but do not track payments by Tenants. The rental portal is shared by all Tenants so the balance due is the total for the entire unit. Tenants determine who owes what. We do recommend that regardless of how you divide up the rent, that you divide up the deposit equally because at the end of the lease you can choose to have the deposit divided equally or sent to one person to divide up.

The current balance may include your first month rent [if prorated]. The first month rent is NOT DUE until movein. You ONLY need to pay the security deposit.

 

7) You will receive the Executed Lease. Once  all Tenants and Co-signers have signed the lease,  the completed lease will be emailed to you and will also be accessible on the website via your online portal.

Until you receive this lease copy, you do not have executed lease. You may receive this even if the deposit is not paid yet. You must pay the deposit for the lease to be fully executed. 

 

8) Move in Instructions. We will email you a few weeks before movein with instructions. 

 9) Congrats, we are sure you will love your new home.

 

 

* If you do not have all of your roommates yet, you can still start the application and lease process. We can prepare a lease with an addendum to add another tenant(s) at a later date. The fee to add an addendum to adding tenant(s) is  $150. 

Please note that we only manage properties that are owned by our family members. We take great pride in our properties and work hard to provide nice and safe places to live. We are very hands-on and expect tenants to follow the terms of the lease.
