Steps for Renting

Thanks for your interest in one of our properties. Below are the steps to take. It is important to know that we do everything electronically so it is crucial that you check your email often.

1) View the property.  Arrange a showing by going to the link on the listing to schedule a time.

2) Fill out our rental application online (“apply now” tab). The cost is $30.

3) If you are a student (or have poor credit), someone will need to co-sign your lease. List them on your application. If you do not list them, then they will need to fill out a separate application and pay a separate fee (they cannot be added to your background check after you submit the application). If there is any doubt, have cosigner on the lease so you don't loss time.

4) You will then receive an email from the background check company, which you will need to respond to in order to start the background check process. FYI . We will process the payments and start the background checks as the applications are submitted whether all prospective tenants have applied or not.  We will not process the application fee if we have a lease pending on the unit you are applying for, although a lease may be issued after you submit your application.

5) We will also check references from your previous Landlords, so make sure you put good contact information for them on the application. If we receive positive and passing background reports for you and your roommates, we will then prepare a lease.

6) We will email the lease to you, your roommates, and co-signers via Docusign. (Check your spam if you do not receive.)

You (and your co-signer) must sign the lease online. You will need to set up an account with Docusign to access the lease. We will hold the unit for 2 days for everyone to sign the lease.

7) We will set up an online account for the lease where each tenant can pay the security deposit independently via EFT (electronic funds transfer.) This must be done within 2 days of receiving the lease. The payments can also be made with a credit card but fees apply.

Once the total security deposit is received, we will sign the lease. The completed lease will be accessible on the website via your online account.

8) Congrats, we are sure you will love your new home.

**** Please note that if you have 3-4 roommates & 3-4 cosigners, one person can easily hold up the process. We have learned our lesson in the past and can't hold properties until we have received all completed background checks.
