Steps for Renting

 

Thanks for your interest in one of our properties. Below are the steps to leasing one of our properties:

 

SHOWING:

If you are worried about losing a unit, you can fill out an application without seeing the unit first. Please follow the instructions given when you make the appointment.

 

RENTAL APPLICATION:

Go to our website and fill out our rental application online (“apply now” tab).  https://northofbroadrentals.managebuilding.com/Resident/rental-application/new

The cost is $45.

If you are a student (or have poor credit), someone will need to co-sign for you.  You will list them on your application, they do not need to fill out a separate application (if you do not list a co-signer and you do not qualify on your own, your co-signer will then need to fill out a separate application and pay another application fee; cosigners  cannot be added to your application after it is submitted). 

Please make sure that you use the correct emails as these cannot be changed after screening is ordered.

Please be sure to add who your roommates will be can we can match up the applications.

You can check the application portal for the status of your application.

Each tenant must fill out a separate application.

SCREENING PROCESS:

Once the application is submitted, we will start the screening process which includes checks for credit, criminal history and evictions. You will then receive an email from <donotreply@managebuilding.com> or north of broad rentals, that you will need to respond to in order to start the background check process.

Please alert your co-signers to look for this email as well. Time is of the essence as the first group with completed applications will have the first option on the lease. We do not hold units until the entire group of applications are complete and a lease has been issued. It is common for applicants without any established credit to have to “verify their identity”. Please do not delay providing them with the requested information as this can take a few days. Otherwise, we will receive your reports within a few minutes.  

PREPARE LEASE:

Once we receive positive and passing background reports from you and your roommates, and good references from previous landlords, we will then prepare a lease. *  We will reach out to you for the desired start date and will try to accommodate you best we can. We need to allow time for cleaning and repairs and do our best to get that all done before new tenants move in. Sometimes the amount of work required is more than expected and we may have to adjust lease start date. If we have not reached out to you to confirm a start date, then we are still waiting on an applicant or their co-signer to complete their background.    

SIGN LEASE & PAY DEPOSIT:

One the lease is prepared, it will be emailed to all tenants and co-signers.  You will have 3 days to sign the lease. Once the lease is signed, tenants and cosigners will be emailed a copy of the executed lease. The tenants will  also be emailed a login to the rental portal. Via this portal, you will pay the security deposit. This is due 4 days after the lease is sent. Tenants may share their login to the portal with their co-signers. 

MOVEIN INSTRUCTIONS:

We will contact you a few weeks before movein with instructions. If you have any questions, please contact us via your rental portal via “REQUESTS”. This will be visible to all tenants and staff so we can all stay on the same page.  Please do not call unless it is an emergency.

If you do not have all of your roommates yet, you can still want to start the application and lease process. We can prepare a lease with an addendum to add other tenant(s) at a later date. The fee to add an addendum adding tenant(s) to the lease is  $100.

 

Please note that we only manage properties that are owned by our family members. We take great pride in our properties and work hard to provide nice and safe places to live. We are very hands-on and expect tenants to follow the terms of the lease.
